Why Source of Funds Causes Delays (And How to Avoid Them)
One of the most common frustrations we see during the home-buying process is when a transaction slows down because of Source of Funds checks.
Understandably, many buyers feel they’ve already provided enough information. After all, they’ve submitted bank statements for their mortgage application, so why is the conveyancer asking for even more?
The simple answer is that mortgage affordability checks and Source of Funds checks are two very different things.
What’s the Difference?
When you apply for a mortgage, your lender reviews your income, outgoings and bank statements to confirm you can afford the repayments.
Your conveyancer has a different responsibility.
By law, they must verify where all the money being used in the purchase has come from. This forms part of the UK’s anti-money laundering regulations and applies to every property transaction.
What Will Your Conveyancer Need?
The exact documents required will depend on your circumstances, but commonly include:
- Bank statements showing how savings have built up over time
- Your formal mortgage offer
- Evidence of gifted deposits from family members
- Documentation relating to inheritance funds
- Evidence of proceeds from a property sale
- Investment or share sale statements
- Loan agreements where personal borrowing is being used
One of the biggest misunderstandings is that buyers only need to provide statements from the account holding the deposit today.
In reality, conveyancers often need to see the full journey of the money. If funds have moved between multiple accounts, they may require statements from every account involved, even if money only passed through them briefly.
Why This Matters
Delays often occur because buyers are asked for Source of Funds information late in the transaction.
By that stage, everyone is keen to exchange contracts and complete, so any missing documentation can create unnecessary stress.
In some cases, if the source of funds cannot be satisfactorily evidenced, the conveyancer may be unable to proceed with the transaction.
My Advice to Buyers
If you’re thinking about moving home, remortgaging with a transfer of equity, or purchasing an investment property, it’s worth preparing your paperwork early.
As soon as you start your property journey:
✅ Gather recent bank statements
✅ Keep records of any gifted deposits
✅ Maintain evidence of property sales, inheritance payments or investment withdrawals
✅ Let your adviser and conveyancer know if funds are coming from overseas accounts or more complex sources
The earlier these conversations happen, the smoother the process tends to be.
